Unless you’re buying brand new or needing a building survey, this report our most popular is the one for you.
Most homebuyers ask the question “why do i need a survey when the mortgage provider is already doing one”?. The answer is that are doing a valuation to ensure the money they are lending you is secure. It is not a comprehensive survey on the condition of the property.
We need to reiterate that we rarely survey a building that has no defects and that very often the cost of defects found means you can very often re-negotiate the purchase price, which will make the cost of the survey insignificant.
The RICS HomeBuyer Report sets out the following:
Please be aware that The RICS HomeBuyer Report is a shorter less detailed report than a Building Survey, and is not suitable for every property.
The condition ratings are described as follows:
Defects that are serious and/or need to be repaired, replaced or investigated urgently.
Defects that need repairing or replacing but are not considered to be either serious or urgent. The property must be maintained in the normal way.
No repair is currently needed. The property must be maintained in the normal way.
If you have a particular requirement that you would like us to consider, you should discuss this with the surveyor before we provide you with the service. We can arrange extra services but these will probably need a separate contract.
Our fees start at £295 a small price for peace of mind. Full payment required on instruction.
