This used to be called a Structural Survey, which is misleading because they cover much more than just the structure, they are now referred to as a Building Survey. This type of survey provides a more detailed report than the RICS HomeBuyer Report and is recommended for older properties, those in need of work, properties which have had lots of alterations or extensions, or simply for peace of mind.
This is the most comprehensive and the most costly type of survey, it is generally suitable for any building. We will check the property thoroughly looking at everything that is visible and easily accessible to exam the soundness of the structure, its general condition and all major or minor faults. It may be necessary to involve specialists regarding aspects such as foundations, damp proofing, drains, tree roots etc.
The report you receive will be extremely thorough, it will give a detailed description of the construction and inherent defects which may occur over a longer period of time. It will also offer long-term maintenance advice.
A valuation is not normally provided, but can be if requested.
If you have a particular requirement that you would like us to consider, you should discuss this with the surveyor before we provide you with the service. We can arrange extra services but these will probably need a separate contract.
Our fees start at £600 a small price for peace of mind. Full payment required on instruction.
